Then comes the day: the commercial casework and architectural millwork are scheduled to arrive.

Commercial casework is often one of the final, highly visible finishes of a project. It is what the client actually sees and touches—reception desks, medical cabinets, school lockers, office kitchenettes, and retail shelving. But here is the hard truth: even the most premium, custom-fabricated architectural millwork will look like a disaster if it is installed poorly.

To get that flawless finish without blowing your schedule, you need the installation crew to hit the ground running. 1. The HVAC & Climate Control Reality Check

Let’s start with the most common reason millwork warranties are voided and installation dates are pushed back: indoor climate.

Wood, MDF, and even high-pressure laminates (HPL) are organic, hygroscopic materials. They breathe, expand, and contract. If you store or install casework in a damp, cold, or excessively hot environment, you are setting the project up for failure. Within weeks, doors will warp, joints will open, and laminate might begin to delaminate.

The Standard:

Before the casework delivery truck doors even open, the building’s permanent HVAC system must be fully operational, or a highly reliable, monitored temporary climate control system must be in place.

  • The Temperature: Must be maintained between 15°C and 25°C (60°F to 80°F).

  • The Humidity: Relative humidity (RH) must be stable within the 25% to 55% range (depending on local architectural specifications, often matching AWI or AWMAC standards).

  • The Rule of Thumb: These conditions must be running consistently for at least 72 hours before the woodwork arrives, allowing the materials to acclimate to their permanent environment.

If our crew arrives and the space feels like a cold greenhouse or a damp basement, we will have to wave the red flag. It’s not because we are picky—it’s because we want to protect your reputation and your client’s investment.


2. Drywall, Paint, and Flooring: Who Goes First?

Coordination of trades is the ultimate test of a great General Contractor. When it comes to casework installation, sequence is everything.

To prevent costly damage and re-work, we recommend the "Wet to Dry" sequence. All "wet" trades must be completely finished in the installation areas. This means:

  • Drywall taping and mudding must be 100% dry.

  • Prime coating and first coat of paint should be finished. (Keep the final touch-up coat for after the casework is in, just in case of minor scuffs).

  • Self-leveling concrete or screeds must be fully cured.

What about flooring?

This is a classic debate. Should cabinets sit on subfloor or finished flooring?

  • For resilient flooring (VCT, LVP, Sheet Vinyl, Carpet): It is usually best to install the flooring first, then place the casework on top. This ensures a clean line and protects the floor edges.

  • For thick tile or hardwood: Sometimes casework is installed directly on the subfloor with base kicks built up to match the finished floor height.

Whichever route your project takes, ensure the flooring layout is finalized, and if the finished flooring is already down, it must be fully protected with Ram Board or heavy-duty plywood paths before our heavy tools and rolling carts come in.


3. The Power of Solid Backing (Don’t Make Us Guess!)

There is nothing more frustrating for a millwork installer than scanning a freshly painted drywall sheet, trying to locate metal studs to hang a heavy row of upper cabinets.

Relying solely on drywall anchors or trying to hit thin metal studs with precision is a structural hazard. Commercial cabinets, especially in healthcare or educational settings, carry immense weight.

What We Need from the Framing Crew:

  • Continuous Wood Blocking: Solid, fire-rated lumber (usually 2x6 or 2x8) must be installed inside the wall framing at the exact height of the cabinet hanging brackets and base cabinet anchors.

  • Accurate Blocking Drawings: Ensure the framing crew installs backing according to the approved millwork shop drawings, not just the general architectural plans.

  • Verification: Before drywall goes up, take photos of the open walls with a tape measure showing the blocking heights. Share these with your casework installation team. It saves hours of scanning, measuring, and second-guessing.


4. Site Access, Clear Pathways, and Staging Areas

Commercial casework is bulky, heavy, and awkward to carry. A 10-foot solid-surface reception desk or a stack of 8-foot pantry towers cannot be navigated through a maze of scaffolding and debris.

To keep the installation on schedule, GCs need to plan the logistical pathway from the delivery truck to the final room.

  • The Loading Dock / Delivery Area: Is it clear? Can a 53-foot transport truck back up to it, or do we need a smaller straight truck?

  • Elevator Access: If the project is on the 4th floor, is the service elevator operational, cleared, and padded? Will a 9-foot cabinet actually fit inside the elevator cab?

  • Clear Pathways: Hallways and doorways must be free of ladders, electrical cords, and drywall scraps.

  • Staging and Storage Area: We need a clean, dry, secure space close to the installation zone to stage the cabinets. If we have to unpack cabinets in a muddy parking lot or carry them one by one from three blocks away, your labor costs and project timelines will suffer.


5. Mechanical, Electrical, and Plumbing (MEP) Rough-ins

Casework does not live in a vacuum. It interacts constantly with sinks, faucets, water filtration, electrical outlets, data ports, and LED strip lighting.

Before the installation crew arrives, all MEP rough-ins must be verified against the approved millwork shop drawings, not just the electrical or plumbing schematics.

  • Plumbing Pipes: Are the hot/cold supply lines and drains exactly where the sink cabinet sink cutout is planned? If they are off by even two inches, it can mean cutting into structural cabinet partitions, compromising the strength of the unit.

  • Electrical Outlets: Are the wall boxes positioned so they align perfectly with the cutouts in the cabinet backs or kitchen island panels?

  • Grommet Holes & Wire Management: If desks or boardroom tables require integrated power docks, make sure the wiring is pulled and ready for final integration.

When MEP and millwork shop drawings are coordinated before construction, the installation process is smooth, fast, and looks incredibly clean.


6. The Levelness of the Floor and Straightness of Walls

Here is a secret from the field: No building is perfectly square, level, or plumb.

While our professional installers at Trident are masters at scribing, shimming, and adjusting to hide site imperfections, there is a limit to what shims can fix. If a concrete floor drops two inches over a ten-foot span, or a drywall corner is 85 degrees instead of 90, standard modular casework will show gaps.

  • Inspect the Subfloor: Run a straightedge over the concrete slab. If there are massive high spots or deep dips, address them with self-leveler before the cabinets arrive.

  • Check the Plumb of the Walls: If a wall has a significant bow, alert your casework installers early. They can prepare wider scribe moldings to cover the gaps seamlessly.
